After a tremendous start the real estate market is still booming through the second quarter! Below are stats for single family homes in the towns by the shore.
Asbury Park – There were 26 single family homes sold in Asbury Park in the year’s second quarter-, for an average price of $345,073 , a 15% decrease from the first quarter. Homes are also selling a little slower than last year, staying on the market for 41 days on average, and selling for 3% less than the listing price.
Avon-by-the-Sea – In the second quarter of 2018, 11 single family homes have been sold, for an average price of $1,880,333, a 45% decrease from this year’s first quarter. The homes sold for 100% of the listing price, and the average days on market was 32days.
Bradley Beach – In the second quarter of 2018, 9 single family homes were sold in Bradley Beach, with an average price of $818,166, a 26% increase from the first quarter. The homes generally sold for 4% less than listing price, and were on the market for an average of 41 days.
Belmar – Twenty-six single family homes have been in the second quarter of 2018 in Belmar, more than double the first quarter. The average sales price has stayed relatively consistent with the first quarter, being at $769,327, and sold for 5% less than listing price. The homes stayed on the market for an average of 60 days, compared to over 90 days the previous quarter.
Brielle – The most recent data for 2018 shows that 21 single family homes were sold in Brielle this quarter, for an average price of $705,432. The homes sold for 96% of the listing price, and the average days on the market was 56 days, a significant drop from last year.
Lake Como – Through the second quarter of 2018, 18 homes were sold, compared to only 3 last quarter in Lake Como, selling for an average price of $482,161, increasing by 14% since last year, and selling for 1% less than the listing price. The homes stayed on the market for an average of 58 days.
Manasquan – During the second quarter of 2018, 26 single family homes were sold in Manasquan, and sold for an average sales price of $765,8514. The homes sold for 3% less than the listing price, and stayed on the market for an average of 79 days.
Neptune City – The most recent data for 2018 has shown that 18 single family homes have been sold in Neptune City this quarter, double the amount from the first quarter. The average sales price was $307,270, an increase of 38%, and sold for 2% less than the listing price. The average amount of time the homes spent on the market dropped to 29 days.
Neptune Township – There were 101 single family homes sold in Neptune Township in the second quarter of 2018, a 66% increase in the amount of homes from last quarter. The average sales price was $350969, which is an 18% increase, and the average days on market was 46 days. The homes generally sold for 98% of the listing price.
Sea Girt – There were 16 single family homes sold in Sea Girt in the second quarter of 2018, for an average price of $2,370,187. This is a 32% increase from last year. On averages, homes sold for less than 3% of the asking price, and stayed on the market for 45 days.
Spring Lake Heights – The second quarter of 2018 showed an average sales price for single family homes to be $524,192, which is a 13% decrease from the first quarter. 14 homes were sold through the second quarter, staying on the market for 33 days, and selling for 1% less than the listing price.
Spring Lake – So far, 18 single family homes have been sold in Spring Lake this year, for an average sales price of $2,429,896, decreasing by 12% since earlier this year. The homes sold for 94% of the listing price, and stayed on the market for an average of 81 days.
Wall – In the second quarter of 2018, 102 single family homes were sold in Wall, for an average sales price of $553,723, increasing by 10% since last quarter. The homes stayed on the market for an average of 67 days, and sold for 3% less than the listing price.
