First Quarter 2021

The average sales price of these homes was $684,532, up almost 11% from the 2020 average sales price. These homes were sold at 98% of list price, which is up from the 2020 comparison of 96% to asking versus sale prices. The homes were listed with an average of 43 days on market, which is dramatically less than 2020’s 66 days on market average.

2020 Year End Summary

In 2020, 82 single family homes were sold, at an average sales price of $607,213 a 6% decrease from 2019.  The total volume increase of homes sold in Ocean Grove for 2020 was 40% higher than in 2019. The homes were on the market an average of 46 days and sold at an impressive 97% of the listing price.

Second Quarter 2020

During the second quarter of 2020, 21 single family homes sold with an average sale price of $550,632. These homes sold 96% of list prices with an average of 62 days on the market. This is a 7% increase to monthly sales volume from 2019.

First Quarter 2020

2019 Year End Summary

Third Quarter 2019

For 2018, 66 single family homes were sold, for an average of $651,415, or a 10% increase over 2017. The homes stayed on the market for an average of 71 days, and sold for 6% less than the listing price.

Third Quarter 2018

In the third Quarter of 2018, 15 homes were sold in Ocean Grove, for an average price of $667,326.  The homes stayed on the market for an average of 65 days, and sold for 6% less than listing price.

First Quarter 2018

In the first quarter of 2018, only 5 homes were sold in Ocean Grove, for an average price of $480,996, a 7% increase from last year. The homes stayed on the market for an average of 30 days, and sold for 4% less than listing price.

2017 Overall

Ten single family homes sold in Ocean Grove during the first quarter of 2017, a 16% decrease as compared to the same period in 2016.  The average sales price of a single family home increased 20% to $537,500 in the first quarter.  The average days on the market remained low at 37 days. And homes are selling for just 3% less than list price.

2016 Overall
