In the first half of 2021, 29 single family homes were selling in Spring Lake, down more than 9% from 2020. The average sales price was $3,175,502, up over 23% from 2020. The average days on market were 45 vs 109 days in 2020. Homes sold for 97% of the listing price vs 92% in 2020.

Wall

In the first half of 2021, 132 single family homes were selling in Wall, down more than 4% from 2020. The average sales price was $753,004, up 36% from 2020. The average days on market were 36 vs 67 days in 2020. Homes sold for 100% of the listing price vs 97% in 2020.

First Quarter 2021

During the first quarter of 2021, Neptune Township saw the sale of 73 single family homes, an increase of almost 3% than the First Quarter of 2020. The average sales price of these homes was $447,319, up almost 16% from the 2020 average sales price. These homes were selling at 98% of list price, which is on par with the 2020 comparisons to asking versus sale prices. The homes were listed with an average of 35 days on market, which is dramatically less than 2020’s 56 days on market average.

2020 Year End Summary Neptune Township

In 2020, 347 single family homes were selling, and the average sales price increased to $$405,721 13% more than in 2019. The homes were on the market an average of 41 days and sold for an incredible 98% of the listing price.

Second Quarter 2020 Neptune Township 

Neptune Township records the sale of 82 single family homes during the second quarter of 2020. With an average sales price of $376,694 during the first half of the year, this is a 9% increase as compared with 2019. Homes spent an average of 49 days on the market and sold at 91% of list prices.

First Quarter 2020 Neptune Township

Sales of 71 single family homes were recorded during the first quarter of 2020 with an average sale price of $385,974. This is a 21% increase in sales prices from the same quarter in 2019. Averages show the homes were listed for about 57 days on the market.

2019 Year End Summary Neptune Township

In 2019, 324 homes were sold, and the average sales price increased to $360,146, 3% more than in 2018. The homes were on the market an average of 49 days, and sold for an incredible 97% of the listing price.

Third Quarter 2019 Neptune Township

62 single family homes were sold during the third quarter of 2019 with an average sale price of $328,621. This is an 18% increase in sales prices from the same quarter in 2018. These properties sold at 2% below list prices and spent an average 37 days on the market.

First Half of 2019 Neptune Township

169 homes have sold in Neptune during the first half of 2019 versus 162 in 2018. The average sales price is up 4% to 356,563. Homes are selling for 97% of list price with days on market of 50.

First Quarter 2019 Neptune Township

In the first quarter of 2019, 75 single family homes have been sold, for an average price of $323,624, a 7% increase from last year’s first quarter. The homes sold for 97% of the listing price, and the average days on market was 55 days.

2018 Year End Review Neptune Township

For 2018, 357 single family homes were sold, for an average of $351,093, or a 10% increase over 2017. The homes were on the market for an average of 52 days, and sold for 4% less than the listing price.

Third Quarter 2018 Neptune Township

There were 90 single family homes sold in Neptune Township in the second quarter of 2018, an 11% decrease in the amount of homes from last quarter. The average sales price was $342,838, and the average days on market was 48 days. The homes sold for 97% of the listing price.

Second Quarter 2018 Neptune Township

There were 101 single family homes sold in Neptune Township in the second quarter of 2018, a 66% increase in the amount of homes from last quarter. The average sales price was $350,969, which is an 18% increase, and the average days on market was 46 days. The homes generally sold for 98% of the listing price.

First Quarter 2018 Neptune Township

There were 61 single family homes sold in Neptune Township in the first quarter of 2018, a 27% decrease in the amount of homes from last year. The average sales price was $296,321, and the average days on market was 58 days. The homes generally sold for 92% of the listing price.

2017 Over Neptune Township

There were 394 single family homes sold in Neptune Township in 2017, a 17% increase from last year. The average sales price of the homes was $319,777, increasing by 3%, the same way that last year also saw an increase of 3%. The average days on the market went down to 56 days, and the homes sold for 97% of the listing price.

Third Quarter 2017 Neptune Township

Neptune Township saw a 60% increase in sales during it’s third quarter this year compared to last, going from 73 single family homes to 117. The homes sold for an average of $340,977, which is about a 1% decrease from last year, but sold for 97% of the listing price, which is about a 1% increase from last year. The homes were on the market for an average of 58 days.

Second Quarter 2017 Neptune Township

The average sales price for a single family home in Neptune, NJ for the second quarter of 2017 was $313,005 which represents a 4% decrease in sales price over the same quarter in 2016, where the average sales price was $325,035. A total of 78 homes were sold in the first quarter of 2017 verses 84 sold in 2016.  Days on market slightly decreased from 66 in 2016 to 64 in 2017. Homes are selling on average for just 3% less than list price.

First Quarter 2017

In the first quarter of 2017, the average price of a single family home in Neptune Township was $299,271, up 13% over the same period of 2016.  Eighty-four homes sold in the first quarter, also a 13% increase over first quarter 2016.  The average days on the market was 50 and homes were selling for only 2% less than list price.

2016 Overall

Neptune Township saw 334 homes sell in 2016, as compared to 275 in 2015.  The average sales price of a single family home was $310,290 up 3% over the previous year’s average sales price of $301,290.  The average days on markets was down to just over two months at 69 days, a 19% decrease over the previous year when it was 86 days.

Fourth Quarter 2016 Neptune Township

The average sales price for a single family home in Neptune, NJ during the fourth quarter of 2016 was $307,621, up 1% from the same period of 2015.  A total of 103 homes sold during the fourth quarter, a 28% increase over 2015.  The average days on market continued to decline to 67 days from 81 in 2015.

Third Quarter 2016 Neptune Township

The average sales price for a single family home in Neptune, NJ through the third quarter of 2016, was $343,322 which represents a 10% increase in sales price over the same period in 2015, where the average sales price was $310,005. A total of 231 homes were selling through the first three quarters of 2016 verses 195 sold in 2015.  Days on market decreased from 79 in 2015 versus 45 in 2016. Homes are selling on average for just 3% less than list price.

Second Quarter 2016 Neptune Township

The average sales price for a single family home in Neptune, NJ for the second quarter of 2016, was $325,035 which represents a 4% increase in sales price over the same quarter in 2015, where the average sales price was $310,522.  A total of 84 homes were selling in the first quarter of 2016 verses 67 sold in 2015.  Days on market decreased from 92 in 2015 versus 66 in 2016. Homes are selling on average for just 3% less than list price.

Second Quarter 2016 Neptune Township

The average sales price for a single family home in Neptune, NJ for the first quarter of 2016, was $264,680, which represents a 1% decrease in sales price over the same quarter in 2015, where the average sales price was $269,680.  A total of 74 homes were selling in the first quarter of 2016 verses 49 sold in 2015.  Days on market remained relatively the same 99 in 2015 versus 97 in 2016. Homes are selling on average for just 5% less than list price.

2015 Overall Neptune Township

The average sales price for a single family home in Neptune Township for 2015 was $301,290 based on 275 home sales. Compared to 2014, the average home sales price increased 3% from 2014, and unit sales are up 9% over 2014.  The average listing price of homes on the market in Neptune Township was $316,223. In 2015, homes were selling for 1% off of the list price with an average days on the market of 86 days.
