2023 compared to 2022 Q1 Single Family Home Sales

The First Quarter for both years consists of January, February and March. Neptune City in 2023 8 homes sold compared to 2022 when 15 homes sold. The average sale price also decreased from $510,175 in 2022 to $488,750 in 2023, which is a 5 % decrease over the year. While the days on market went down slightly from 28 to 11 over the course of the year, in 2023 homes sold for 103% of the list price as compared to 2022 when the homes also got full list price at 101%.

In the first quarter of 2017, eight homes sold in Neptune City, a 38% decrease when compared to the same period of 2016.  The average sales price of a single family home was $284,121, an 8% increase over the same period last year.  Average days on market wasw 62 and homes are selling just 2% less than list price.

2016 Overall

Fifty single family homes sold in Neptune City during 2016, slightly less than the 57 sold during the previous year.  The average sales price is up 10% to $255,180.  Average days on the market is down to 65 days as compared to 66 for 2015.  And, homes in Neptune City are selling for 2% less than list price.

Fourth Quarter 2016

The average price of a single family home in Neptune City during the fourth quarter of 2016 is $267,600, up 25% over the same period of 2015.  Ten homes sold from October through December 2016 in Neptune City, which is a decrease in unit sales for the period as compared to 2015 when 15 homes sold.  Average days on the market has decreased from 84 days to 45 days.  Homes are selling for 5% less than list price.
