In 2020, 49 single family homes were sold, and the average sales price was $335,916, 15% more than in 2019. The homes were on the market an average of 35 days and sold for a staggering 97% of the listing price.

Second Quarter 2020

Sales of 12 single family homes were recorded during the second quarter of 2020 with an average sale price of $322,216. This is a 13% increase in sales prices when compared to the first half of 2019. Averages show the homes were listed for 26 days on the market.

First Quarter 2020

Neptune City records the sale of 6 single family homes at the start of 2020. With an average sales price of $285,000 during the first quarter, this is a 1% increase as compared with the same quarter in 2018. Homes spent an average of 43 days on the market and sold at 95% of list prices.

2019 Year End Summary

In 2019, 47 homes were sold, and the average sales price was $293,000, 3% more than in 2018. The homes were on the market an average of 46 days, and sold for a staggering 98% of the listing price.

Third Quarter 2019

Neptune City records the sale of 9 single family homes. With an average sales price of $353,111, this is a 28% increase as compared with the same quarter in 2018. Homes spent an average of 63 days on the market and sold at 2% below list prices.

First Half of 2019

29 homes have sold in Neptune City during the first half of 2019 versus 27 in 2018. The average sales price is up 2% to $285,624. Homes are selling for 98% of list price with days on market of 45.

For 2018, 62 single family homes were sold, for an average of $283,294, or a 9% increase over 2017. The homes were on the market for an average of 42 days, and sold for 4% less than the listing price.

Third Quarter 2018

The most recent data for 2018 has shown that 16 single family homes have been sold in Neptune City this quarter. The average sales price was $275,125, an increase of 38%, and sold for 2% less than the listing price. The average amount of time the homes spent on the market was 43 days.

Second Quarter 2018

The most recent data for 2018 has shown that 18 single family homes have been sold in Neptune City this quarter, double the amount from the first quarter. The average sales price was $307,270, an increase of 38%, and sold for 2% less than the listing price. The average amount of time the homes spent on the market dropped to 29 days.

First Quarter 2018

The most recent data for 2018 has shown that 9 single family homes have been sold in Neptune City this year, only one more than last year’s first quarter. The average sales price was $222,711, selling for 4% less than the listing price. The average amount of time the homes spent on the market was 51 days.

2017 Overall

The average price of a single family home in Neptune City in 2017 was $260,674, just 2% more than last year. There were 58 homes sold, 8 more than last year. The average days on the market went slightly down to 50 days, and the home sold for less than 3% of the listing price.

Third Quarter 2017

17 single family homes sold in Neptune City in the third quarter of 2017, four more than last year’s third quarter. The average sales price was $295,367, a 24% increase from last year. The homes sold for three percent less than listing price, and were on the market for an average of 52 days.

Second Quarter 2017

The average sales price for a single family home in Neptune City, NJ for the second quarter of 2017 was $236,305, which represents an 8% decrease in sales price over the same quarter in 2016, where the average sales price was $257,714. A total of 18 homes were sold in the second quarter of 2017 verses 14 sold in 2016.  Days on market decreased 70 in 2016 to 40 in 2017. Homes are selling on average for just 4% less than list price.

First Quarter 2017

In the first quarter of 2017, eight homes sold in Neptune City, a 38% decrease when compared to the same period of 2016.  The average sales price of a single family home was $284,121, an 8% increase over the same period last year.  Average days on market wasw 62 and homes are selling just 2% less than list price.

 2016 Overall

Fifty single family homes sold in Neptune City during 2016, slightly less than the 57 sold during the previous year.  The average sales price is up 10% to $255,180.  Average days on the market is down to 65 days as compared to 66 for 2015.  And, homes in Neptune City are selling for 2% less than list price.

 Fourth Quarter 2016

The average price of a single family home in Neptune City during the fourth quarter of 2016 is $267,600, up 25% over the same period of 2015.  Ten homes sold from October through December 2016 in Neptune City, which is a decrease in unit sales for the period as compared to 2015 when 15 homes sold.  Average days on the market has decreased from 84 days to 45 days.  Homes are selling for 5% less than list price.

 Third Quarter 2016

The average price of a single family home in 2016 is down 8% over the same period last year, with a sold price of $237,346. Homes are selling for 3% over list price, with an average days on market of 59. Unit sales are down 27% over 2015.

Second Quarter 2016

The average sales price for a single family home in Neptune City, NJ for the second quarter of 2016, is $257,714 which represents a 15% increase in sales price over the same quarter in 2015, where the average sales price was $223,947.  A total of 14 homes were sold in the second quarter of 2016 verses 19 sold in 2015.  Days on market increased slightly from 58 to 70 in 2016. Homes are selling on average for just 1% less than list price.

 First Quarter 2016

The average sales price for a single family home in Neptune City, NJ for the first quarter of 2016, is $260,730 which represents a 20% increase in sales price over the same quarter in 2015, where the average sales price was $212,390.  A total of thirteen (13) homes were sold in the first quarter of 2016 verses five (5) sold in 2015.  Days on market increased slightly from 62 to 81 in 2016. Homes are selling on average for just 6% less than list price.

 2015 Overall

The average sale price for a single family home in Neptune City in 2015 was $231,318 based on 57 home sales. Compared to 2014, the average home sales price increased 3%, but unit sales increased 90% over the prior year! Neptune City was another very hot town in 2015. Homes are also currently being sold 6% off of the list price.  Homes in Neptune City have an average days on the market of 66 days, due to the high demand for homes in Neptune City.
