2023 compared to 2022 Q1 Single Family Home Sales

The First Quarter for both years consists of January, February and March. In Manasquan in 2023 13 homes sold compared to 2022 when 15 homes sold. The average sale price also jumped from $987,539 in 2022 to $1,150,769 in 2023, which is a 17% increase over the year. While the days on market went up slightly from 25 to 29 the increase in price could be the cause. In 2023 homes sold for 98% of the list price as compared to 2022 when the homes also got almost full list price at 95%.

2021 Vs 2022 Yearly Market Update

In 2022, 80 single homes were sold, which was a decrease from 98 homes in 2021. The total sales volume for sold Single Family homes in Manasquan in 2022 decreased by 5%. The average sales price was $1,222,613, an increase of 10% from 2021. The homes were on the market an average of 26 days and sold for 99% of the listing price.

2020 vs 2021 Market Update

In the year of 2021, 98 single family homes sold in Manasquan, down 7.55% from 2020. In 2019, 92 homes were sold, 5% more than in 2018, at an average sales price of $839,477, also up 5% from last year. The homes were on the market an average of 64 days, and sold for 95% of the listing price.

Third Quarter 2019

27 single family homes were sold in Manasquan with an average sale price of $903,014 and an average of 59 days on the market. This is a 10% increase in average sales price during the 3rd quarter in 2019, as compared with the same quarter in 2018. Homes sold at 4% below list prices.

First Quarter 2017

During the first quarter of 2017, nineteen single family homes sold in Manasquan, a 137% increase over the same period in 2016.  The average sales price for a single family home during this quarter was $866,949, a 27% increase as compared to 2016’s first quarter.  The average days on the market was 60 days and homes are selling for 5% less than list price.

2016 Overall
