Second Quarter 2020

Bradley Beach saw the sale of 12 single family homes during the 2nd quarter of 2020. The average sales price during the first half of the year is $680,196. Homes are spending an average of 72 days on market.

First Quarter 2020

During the first quarter of 2020, 13 single family homes sold with an average of price of $712,223. This is a 2% decrease in average sales price with the same number of homes sold in the same quarter in 2019. Homes are spending an average of 80 days on the market.

2020 Year End Summary

In 2019, 57 homes sold which increased volume a staggering 76% over 2018, and sold for an average sales price of $759,017, an increase of 8% over 2018. The homes were on the market an average of 48 days, and sold for an incredible 97% of the listing price.

Third Quarter 2019

During the third quarter of 2019, 9 single family homes sold with an average of price of $766,835. This is a 16% increase in average sales price compared to the same quarter in 2018. Homes are selling very quickly with an average of 38 days on the market and at 1% below list price.

The First half of 2019

32 homes were sold during the first half of 2019 compared to just 16 in the first half of 2018. The sales volume in Bradley Beach has increased 94% in the first half of 2019 compared with the first half of 2018. The average selling price is down 3% to $721,410. For 2018, 35 single family homes were sold, for an average of $701,558, or a 9% increase over 2017. The homes were on the market for an average of 50 days, and sold for 4% less than the listing price.

Third Quarter 2018

In the third quarter of 2018, 7 single family homes were sold in Bradley Beach, with an average price of $658,285, a 19% decrease from the second quarter. The homes generally sold for 6% less than listing price, and were on the market for an average of 74 days.

Second Quarter 2018

2017 Overall

In 2017, 38 single family homes were sold, down from 42 in 2016 and 57 in 2015. The average sales price was $645,500, almost $100,000 more than last year. The average days on the market stayed relatively the same, being at 66, and homes sold for 5% less than list price.

Third Quarter 2017

Only 15 single family homes were sold in Bradley Beach this quarter, which is a 55% decrease from the third quarter last year. There was also an 11% increase in the average sale price, being at $646,033, selling for 6% less than listing price, and having 74 days on the market, similar to last year.

Second Quarter 2017

The most recent data for the second quarter 2017 shows the average sale price for a single family home in Bradley Beach, NJ was $610,000 which represents a 1% decrease in sales price over the same quarter in 2016, where the average sale price was $616,344. A total of 11 homes were sold in 2017 for the second quarter,  versus 16 in 2016 also showing a slight decrease.  Days on the market increased from 46 in 2016, to 53 in 2017.  Homes in 2017 were selling on average for just 4% less than list price.

First Quarter 2017

Four homes sold in Bradley Beach during the first quarter of 2017.  The average sales price of a single family home increased to $623,400 for this period, an increase of 11%. With inventory low, the average number of days on the market was only 20 days.  For the period, homes sold 5% less than list price.

2016 Overall

In 2016, 42 single family homes were sold in Bradley Beach as compared to 57 in 2015, a 26% decrease. Average sale price remained flat at $548,236 in 2016.  In 2015, the average sale price was $545,618.  The average days on market decreased to 64 days from 85. Homes are selling for just 5% less than list price. 

 Fourth Quarter 2016

The number of single family homes sold in the fourth quarter of 2016 in Bradley Beach was 9 as compared to 17 for the same period of 2015.  The average days on the market were down to 26 days as compared to 80 for the fourth quarter of 2015.  Sales prices were also down during this period to $428,722.

 Third Quarter 2016

The prices of single family homes in Bradley Beach 2016 were up 9% over the first three quarters of 2015 with the average sale price of a single family home at $580,000. Unit sales were down 18% with 33 single family homes sold versus 40 homes for the same period in 2015. The average days on the market for a home in Bradley Beach was 74, down from 87 in 2015 and homes were generally selling for 4% less than list price.

 Second Quarter 2016

The most recent data for the second quarter 2016 shows the average sale price for a single family home in Bradley Beach, NJ was $616,344, which represents a 13% increase in sales price over the same quarter in 2015, where the average sale price was $ $545,023.  A total of 16 homes were sold in 2016 versus 17 in 2015.  Days on the market decreased significantly from 83 in 2015 to 46 in 2016.  Homes in 2016 were selling on average for just 2% less than list price.

 First Quarter 2016

The average sales price for a single family home in Bradley Beach, NJ for the first quarter of 2016, was $558,636, which represents a 12% increase in sales price over the same quarter in 2015, where the average sales price was $495,650.  A total of eleven homes were sold in the first quarter of 2016 verses ten sold in 2015.  Days on market dropped slightly from 132 to 115 in 2016. Homes were selling on average for just 7% less than list price.

 2015 Overall
