2023 compared to 2022 Q1 Single Family Home Sales

The First Quarter for both years consists of January, February and March. In Avon-By-The-Sea in 2023 5 homes sold compared to 2022 when only 3 homes sold. The average sale price also jumped from $1,095,003 in 2022 to $2,009,000 in 2023, which is an 83% increase over the year. While the days on market went up slightly from 55 to 138 the huge increase in price could be the cause. In 2023 homes sold for 92% of the list price as compared to 2022 when the homes also got almost full list price at 95%.

 

2021 VS 2022 Year End Summary

In 2022, 19 single homes were sold, which was a decrease of 29 from  homes in 2021. The total sales volume for sold Single Family homes in Avon-By-the-Sea in 2022 decreased by 35%. The average sales price was $1,523,263, a decrease of 2% from 2021. The homes were on the market an average of 35 days and sold for 99% of the listing price.

2020 vs 2021 Annual Market Update

In the year of 2021, 29 single family homes sold in Avon, up 7.47% from 2020. The average sales price was $1,546,975, up 6.14% from 2020, and the average days on market were 52 vs 54 days in 2020. The average sales price is down 25% for the quarter to $881,250.  Homes are selling for 1% less than list price with an average of 39 days on the market.  Even with average sales prices lower this quarter, the year to date sale prices are up by 9% to $1,506,566 as compared to 2018.

First Half of 2019

In the Third quarter of 2018, 8 single family homes have been sold, for an average price of $1,171,375, a 38% decrease from this year’s second quarter. The homes sold for 97% of the listing price, and the average days on market was 69 days.

Second Quarter 2018

In the second quarter of 2018, 11 single family homes have been sold, for an average price of $1,880,333, a 45% decrease from this year’s first quarter. The homes sold for 100% of the listing price, and the average days on market was 32days.

First Quarter 2018

In the first quarter of 2018, 6 single family homes have been sold, for an average price of $1,880,333, a whopping 110% increase from last year’s first quarter. The homes sold for 91% of the listing price, and the average days on market was 113 days.

2017 Overall

For 2017, there were 26 single family homes sold in Avon-by-the-Sea as compared to 30 last year. The average sale price decreased very slightly to $1,102,615. The average days on market dropped from 120 days to 82 days, and the homes sold for 94% of the listing price.

Third Quarter 2017

This quarter in Avon-by-the-sea, with 7 single family homes sold, the average sales price dropped from $1,207,558 to $953,00 compared to last year’s quarter. The days on the market also dropped 130 days to 79 days from last year. The homes were sold for less than 6% of the listing price.

Second Quarter 2017

The real estate market closed the year strong with 11 single family homes being some in the last quarter of the year.  The average sale price was up 33% over the same period last year, with homes selling for an average price of $1,165,591.  Homes sold for 8% less than list price this quarter and average days of the market was 139.

Third Quarter 2016

The real estate market in Avon by the Sea is fantastic in 2016! For third quarter, the average sales price was up 3% over the same period in 2015, with the average single family sales price at $1,207,558. The number of single family homes sold was also up 20% for the first three quarters of the year. Homes in Avon were selling for 101% of list price, with average days on market of 130.

Second Quarter 2016

The second quarter 2016 shows that the average sales price for a single family home in Avon-by-the-Sea, NJ was $1,169,678, which represents a 14% increase in sales price over the same quarter in 2015, where the average sale price was $ $1,027,318.  A total of 7 homes were sold in 2016 verses 4 in 2015 for the same period.  Days on the market decreased significantly from 111 in 2015 to 77 in 2016.  Homes in 2016 were selling on average for just 6% less than list price.
