Asbury Park-For the second quarter of 2017, the average sales price for a single family home in Asbury Park, NJ was $356,083 which represented a 25% increase in sales price over the same quarter in 2016.  The average sale price then was $294,371.  A total of 29 homes were sold this quarter in 2016 versus 24 in 2016.  Days on the market decreased drastically from 105 in 2016 to just 30 days. Homes are selling on average for just 1% less than list price
Avon-by-the-Sea- The second quarter 2017 shows that the average sales price for a single family home in Avon-by-the-Sea, NJ was $1,249,071 which represents almost 7% increase in sales price over the same quarter in 2016, where the average sale price was $1,169,678.  A total of 7 homes were sold in 2017 which is the same amount in 2016 for the second quarter.  Days on the market increased significantly from 77 in 2016 to 128 in 2017.  Homes in 2017 were selling on average for 6% less than list price.
Belmar– For the second quarter of 2017, the average sale price for a single family home in Belmar, NJ was $730,715, decreasing by 4% over the same quarter in 2016, when the average sale price was $762,333.  A total of 21 homes sold in 2017 versus 10 in 2016.  Days on the market increased from 79 in 2016 to 196 in 2017.  Homes in 2017 sold on average for just 6% less than list price.
Bradley Beach- The most recent data for the second quarter 2017 shows the average sale price for a single family home in Bradley Beach, NJ was $610,000 which represents a 1% decrease in sales price over the same quarter in 2016, where the average sale price was $616,344.  A total of 11 homes were sold in 2017 versus 16 in 2016.  Days on the market increased from 46 in 2016, to 53 in 2017.  Homes in 2017 were selling on average for just 4% less than list price.
Brielle– The most recent data for the second quarter of 2017 shows that the average sale price for a single family home in Brielle, NJ was $820,942 which represents a 37% increase in sales price over the same quarter in 2016, where the average sale price was $599,821.  A total of 18 homes were sold in 2017 verses 16 homes in 2016.  Days on the market decreased from 116 in 2016 to 43 in 2017.  Homes in 2017 are selling on average for just 4% less than list price.
Lake Como-The average sales price for a single family home in Lake Como, NJ for the second quarter of 2017 is $432,611, which represents a 7% increase in sales price over the same quarter in 2016, where the average sales price was $404,333.  A total of 9 homes were sold in 2017 the same as 9 homes sold in the same quarter of 2016. Days on the market dropped from to 55 days in 2016 to 27 days in 2017.  Homes are selling on average for just 3% less than list price.
Manasquan- The most recent data for the second quarter 2017 shows the average sale price for a single family home in Manasquan, NJ was $690,233 which represents an 11% increase in sales price over the same quarter in 2016 which was $624,186.  A total of 30 homes were sold in 2017 versus 23 in 2016.  Days on the market slightly decreased from 129 days in 2016, to 118 days in 2017.  Homes in 2017 were selling on average for just 5% less than list price.
Neptune City- The average sales price for a single family home in Neptune City, NJ for the second quarter of 2017 was $236,305, which represents an 8% decrease in sales price over the same quarter in 2016, where the average sales price was $257,714.  A total of 18 homes were sold in the second quarter of 2017 verses 14 sold in 2016.  Days on market decreased from 70 in 2016 to 40 in 2017. Homes are selling on average for just 4% less than list price.
Neptune Township- The average sales price for a single family home in Neptune, NJ for the second quarter of 2017 was $313,005 which represents a 4% decrease in sales price over the same quarter in 2016, where the average sales price was $325,035.  A total of 78 homes were sold in the first quarter of 2017 verses 84 sold in 2016.  Days on market slightly decreased from 66 in 2016 to 64 in 2017. Homes are selling on average for just 3% less than list price.
Ocean Grove- The most recent data for the second quarter of 2017 shows that the average sales price for a single family home in Ocean Grove, NJ was $531,500, which represented a 8% decrease in sales price over the same quarter in 2016, when the average sales price was $576,581.  A total of 16 homes were sold in both 2016 and 2017.  Days on the market increased slightly from 41 in 2016 to 55 in 2017.  Homes in 2017 were selling on average for just 4% less than list price.
Point Pleasant Beach- The average sales price for a single family home in Pt. Pleasant Beach, NJ for the second quarter of 2017 was $631,478 which represents a 4% increase in sales price over the same quarter in 2016, when the average sales price was $606,442.  A total of 30 homes were sold in the second quarter of 2017 verses 35 sold in 2016.  Days on market decreased from 82 in 2016 to 68 in 2017. Homes were selling on average for just 6% less than list price.
Sea Girt- Data for the second quarter 2017 shows that the average sale price for a single family home in Sea Girt, NJ was $2,117,700 which represents a 28% increase in sales price over the same quarter in 2016, when the average sale price was $1,655,409.  A total of 17 homes were sold in 2017 versus 11 in 2016.  Days on the market increased from 82 days in 2016 to 87 days in 2017.  Homes in 2017 were selling on average for just 9% less than list price.
Spring Lake- Data for the second quarter of 2017 shows the average sale price for a single family home in Spring Lake, NJ was $2,115,071  which represented almost a 2% increase in sales price over the same quarter in 2016, when the average sale price was $2,075,736.  A total of 21 homes sold in 2017 versus 19 in 2016.  Days on the market increased from 93 days in 2016 to 102 in 2017.  Homes in 2017 sold on average for just 5% less than list price.
Spring Lake Heights- The second quarter of 2017 showed an average sales price for a single family home in Spring Lake Heights, NJ of $487,078 which represented a 11% increase in sales price over the same quarter in 2016, when the average sales price was $439,410.  A total of 14 homes were sold in 2017 versus 10 in 2016.  Days on the market decreased from to 84 in 2016 to 74 in 2017.  Homes in 2017 were selling on average for just 4% less than list price.
Wall- The average sales price for a single family home in Wall, NJ for the second quarter of 2017, was $503,562 which represented a 2% increase in sales price over the same quarter in 2016, when the average sales price was $493,841.  A total of 85 homes were sold in the second quarter of 2017 verses 84 sold in 2016.  Days on market decreased from 79 in 2016 to 63 in 2017. Homes were selling on average for just 3% less than list price.
