Jersey Shore Real Estate Market Trends- Third Quarter 2019

Asbury Park

During the third quarter in 2019, 14 single family homes were sold with an average sale price of $467,000. This is a 25% increase in average sales price over the same period last year. Days on market are relatively flat at 56 days. Homes were selling for 2% less than list prices.

Avon by the Sea

4 homes sold in Avon by the Sea in the third quarter of 2019 versus 8 for the same period last year. The average sales price is down 25% for the quarter to $881,250.  Homes are selling for 1% less than list price with an average of 39 days on the market.  Even with average sales prices lower this quarter, the year to date sale prices are up by 9% to $1,506,566 as compared to 2018.

Belmar

14 homes sold in the 3rd quarter of 2019 in Belmar, at 99% of list prices, with an average sales price of $732,568. Homes are spending an average of 25 days on the market with average sales prices down 6% as compared with the same quarter in 2018.

Bradley Beach

During  2019, 9 single family homes sold with an average of price of $766,835. This is a 16% increase in average sales price compared to the same quarter in 2018. Homes are selling very quickly with an average of 38 days on the market and at 1% below list price.

Brielle

19 single family homes sold during  the third quarter in 2019 with an average sales price of $747,975. This is a 3% increase in the average sales price as compared with the same quarter in 2018. Homes are listed for an average of 88 days on the market and are selling at 9% below list prices.

Lake Como

Lake Como records sales of 3 single family homes with an average sale price of $445,666. Homes are selling at 3% below list price with an average of 47 days on the market.

Manasquan

27 single family homes were sold in Manasquan with an average sale price of $903,014 and an average of 59 days on the market. This is a 10% increase in average sales price during the 3rd quarter in 2019, as compared with the same quarter in 2018. Homes sold at 4% below list prices.

Neptune City

Neptune City records the sale of 9 single family homes. With an average sales price of $353,111, this is a 28% increase as compared with the same quarter in 2018. Homes spent an average of 63 days on the market and sold at 2% below list prices.

Neptune Twp.

62 single family homes were sold during the third quarter of 2019 with an average sale price of $328,621. This is an 18% increase in sales prices from the same quarter in 2018. These properties sold at 2% below list prices and spent an average 37 days on the market.

Ocean Grove

For the third quarter in Ocean Grove, 16 single family homes sold with an average sale price of $630,525. Homes were sold at 3% below list prices, with an average of 75 days on the market.

Point Pleasant Beach

During the third quarter, 15 single family homes sold with an average sale price of $618,966. These homes sold 9% below list price with an average of 77 days on the market.

Sea Girt

Sales of 7 single family homes in Sea Girt reflect an average sales price of $2,444,428 and 129 days on the market this quarter. There is an 18% increase in average sales price from the same quarter in 2018. Homes sold at 7% below list prices.

Spring Lake

13 single family homes sold in Spring Lake, with an average sale price of $2,535,307. These properties sold after an average of 85 days on market and at 4% below list price.

Spring Lake Heights

10 single family homes were sold in Spring Lake Heights during the third quarter at an average sales price of $568,000. This is a 3% increase in average sales as compared to the same quarter in 2018, with 75 days on the market. Homes sold at 6% below list prices.

90 single family homes were sold in the 3rd quarter of 2019. The average sales price is $578,785, reflecting a 13% increase from the same quarter in 2018. These homes spent an average of 41 days on the market, with homes sold at 3% below list prices.
