The Real Estate Market at the Jersey Shore for the first quarter of 2019 remained strong with inventory levels low and demand for homes high.
Home prices are up 10% over the first quarter of 2018.  Homes are selling for close to listing price.

Allenhurst:
In the first quarter of 2019, no single-family homes were sold in Allenhurst, vs. 2 in 2018.  The average sale in 2018 was $2,327,500. The homes in 2018 stayed on the market for an average of 16 days and sold for 5% less than the listing price.
Asbury Park:
In the first quarter of 2019, 12 single family homes were sold in Asbury Park, for an average of $322,333, increasing by 5% over the first quarter of 2018. The homes stayed on the market for an average of 65 days and sold for 1% less than the listing price.
Avon:
In the first quarter of 2019, 1 single family home was sold in Avon, for an average of $800,000, vs. 6 homes in the first quarter of 2018. The home stayed on the market for an average of 148 days and sold for 6% less than the listing price.
Belmar:
In the first Quarter of 2019, 14 single family homes were sold in Belmar, for an average of $791,785, increasing 2% from the first quarter of 2018. The homes stayed on the market for an average of 115 days and sold for 11% less than the listing price.
Bradley Beach:
In the first quarter of 2019, 13 single family homes were sold in Bradley Beach, with an average price of $728,626, a 13% increase over 2018. The homes sold for 2% less than listing price and were on the market for an average of 23 days.
Brielle:
In the first quarter of 2019, 9 single family homes were sold in Brielle, for an average of $733,961, increasing by 9% over the first quarter of 2018. The homes stayed on the market for an average of 43 days and sold for 7% less than the listing price.
Lake Como:
In the first quarter of 2019, 6 single family homes were sold in Lake Como, for an average of $525,316, increasing by 22% over the first quarter of 2018. The homes stayed on the market for an average of 29 days and sold for the listing price.
Manasquan:
In the first quarter of 2019, 14 single family homes were sold in Manasquan, for an average of $822,442, increasing by 10% over the first quarter of 2018. The homes stayed on the market for an average of 49 days and sold for 6% less than the listing price.
Neptune Township:
In the first quarter of 2019, 75 single family homes were sold in Neptune Township, for an average of $323,624, increasing by 7% over the first quarter of 2018. The homes stayed on the market for an average of 5 days and sold for 3% less than the listing price.
Neptune City:
In the first quarter of 2019, 12 single family homes were sold in Neptune City, for an average of $261,741, increasing by 18% over the first quarter of 2018. The homes stayed on the market for an average of 29 days and sold for 3% less than the listing price.
 Ocean Grove:
In the first quarter of 2019, 12 single family homes were sold in Ocean Grove, for an average of $398,666, decreasing by 18% over the first quarter of 2018. The homes stayed on the market for an average of 51 days and sold for 4% less than the listing price.
Point Pleasant Beach
In the first quarter of 2019, 17 single family homes were sold in Point Pleasant Beach, for an average of $624,832, increasing by 30% over the first quarter of 2018.  The homes stayed on the market for an average of 72 days and sold for 7% less than the listing price.
Spring Lake Heights:
In the first quarter of 2019, 8 single family homes were sold in Spring Lake Heights, for an average of $613,045, decreasing by 9% over the first quarter of 2018. The homes stayed on the market for an average of 87 days and sold for 3% less than the listing price.
Spring Lake:
In the first quarter of 2019, 17 single family homes were sold in Spring Lake, for an average of $2,576,985, decreasing by 6% over the first quarter of 2018. The homes stayed on the market for an average of 136 days and sold for 8% less than the listing price.
Sea Girt:
In the first quarter of 2019, 5 single family homes were sold in Sea Girt, for an average of $2,039,800, increasing by 14% over the first quarter of 2018. The homes stayed on the market for an average of 90 days and sold for 3% less than the listing price.
Wall:
In the first quarter of 2019, 57 single family homes were sold in Wall, for an average of $559,885 increasing by 11% over the first quarter of 2018. The homes stayed on the market for an average of 70 days and sold for 4% less than the listing price.
