ALLENHURST REAL ESTATE UPDATE

2016 Overall

The average sales prices of a single family home in Allenhurst is down 47% as compared to 2015, with an average sales price of $817,250. Unit sales are up over 2015 with 8 homes sold this year, double the four homes sold in 2015. Average days on market is 118 days and homes were selling for slightly more than list price – 101%.

First Half 2016

The average sales price for a single family home in Allenhurst, NJ for the first half of 2016 is $1,262,500 which represented a 14% increase in sales price over the first half of 2015, when the average sales price was $1,090,000.  A total of 2 homes were sold in the first half of 2016 verses 1 sold in 2015.  Days on market increased from 50 to 139 in 2016. Homes were selling on average for 11% less than list price.

ASBURY PARK REAL ESTATE UPDATE

2016 Overall

In 2016, 82 single family homes were sold in Asbury Park, as compared with 67 in 2015.  The average sale price has remained relatively flat at $278,915, just a 1% increase over 2015.  For the year, the average days on the market was 79, a 23% decrease over 2015 indicating homes are selling quickly.  And, the year closed with homes selling for 99% of list price.

First Half 2016

The average sales price for a single family home in Asbury Park, NJ for the first half of 2016 is $259,700 which represented a 7% increase in sales price over the first half of 2015, when the average sales price was $242,360.  A total of 38 homes were sold in the first half of 2016 verses 28 sold in 2015.  Days on market decreased from 121 to 96 in 2016. Homes were selling on average for 5% less than list price.

OCEAN GROVE REAL ESTATE UPDATE

2016 Overall

The average sales price for single family homes in Ocean Grove was $548,544 in 2016, up 3% over 2015’s average sales price of $533,904.  Sixty homes were sold in Ocean Grove in 2016 as compared to 58 in 2015.  Days on market decreased significantly from 96 to 63 in 2016.  Homes were selling for 4% less than list price.

First Half 2016

The average sales price for a single family home in Ocean Grove, NJ for the first half of 2016 is $533,596 which represented a 9% increase in sales price over the first half of 2015, when the average sales price was $489,436.  A total of 29 homes were sold in the first half of 2016 verses 24 sold in 2015.  Days on market decreased from 117 to 72 in 2016. Homes were selling on average for 6% less than list price.

BRADLEY BEACH REAL ESTATE UPDATE

2016 Overall

In 2016, 42 single family homes were sold in Bradley Beach as compared to 57 in 2015, a 26% decrease. Average sale price remained flat at $548,236 in 2016.  In 2015, the average sale price was $545,618.  The average days on market decreased to 64 days from 85. Homes were selling for just 3% less than list price.

First Half 2016

The average sales price for a single family home in Bradley Beach, NJ for the 1st half of 2016 is $592,833 which represented a 13% increase in sales price over the first half of 2015, when the average sales price was $526,737.  A total of 27 homes were sold in both the first half of 2016 and 2015.  Days on market decreased from 101 to 74 in 2016. Homes were selling on average for 4% less than list price.

AVON-BY-THE-SEA REAL ESTATE UPDATE

2016 Overall

For 2016, there were 30 single family homes sold in Avon-by-the-Sea as compared to 22 in 2015.  The average sale price of single family homes increased over 2015 by 14%, closing the year with the average price of $1,138,909.  Overall, days on the market increased to 120 days on average, as compared to 99 in 2015.  Homes were selling for 95% of list price, which is 3% better than 2015.

First Half 2016

The average sales price for a single family home in Avon-by-the-Sea, NJ for the first half of 2016 is $1,047,775, which represented a 13% increase in sales price over the first half of 2015, when the average sales price was $927,039.  A total of 10 homes were sold in the first half of 2016 verses 7 sold in 2015.  Days on market increased slightly from 84 to 92 in 2016. Homes were selling on average for 7% less than list price.

BELMAR REAL ESTATE UPDATE

2016 Overall

The Belmar single family home real estate market was steady in 2016 with 55 homes sold as compared to 57 in 2015.  The average sale price remains strong, but dropped 8% to $751,013. The average days on market was 91 days, down from 115 in 2015.  Homes were selling at 4% less than list price.

First Half 2016

The average sales price for a single family home in Belmar, NJ for the first half of 2016 is $809,218, which represented a 63% increase in sales price over the first half of 2015, when the average sales price was $495,454.  A total of 32 homes were sold in the first half of 2016 verses 22 sold in 2015.  Days on market decreased from 103 to 95 in 2016. Homes were selling on average for 5% less than list price.

LAKE COMO REAL ESTATE UPDATE

2016 Overall

There were a total of 33 single family homes sold in Lake Como during 2016, an increase of 43% over 2015 when only 23 homes were sold.  The average sales price for homes in 2016 was $353,958 as compared to $406,796 in 2015.  Average days on the market decreased 10% from 77 to 69 and homes were selling for 5% of list price.

First Half 2016

The average sales price for a single family home in Lake Como, NJ for the 1st half of 2016 was $361,846, which represented a 7% decrease in sales price over the first half of 2015, when the average sales price was $388,350.  A total of 13 homes were sold in the first half of 2016 verses 10 sold in 2015.  Days on market decreased from 95 to 66 in 2016. Homes were selling on average for 5% less than list price.

NEPTUNE CITY REAL ESTATE UPDATE

2016 Overall

Fifty single family homes sold in Neptune City during 2016, slightly less than the 57 sold during the previous year.  The average sales price was up 10% to $255,180.  Average days on the market was down to 65 days as compared to 66 for 2015.  And, homes in Neptune City were selling for 2% less than list price.

First Half 2016

The average sales price for a single family home in Neptune City, NJ for the 1st half of 2016 was $259,166, which represented a 16% increase in sales price over the first half of 2015, when the average sales price was $222,541.  A total of 27 homes were sold in the first half of 2016 verses 24 sold in 2015.  Days on market increased from 59 to 75 in 2016. Homes were selling on average for 5% less than list price.

NEPTUNE TOWNSHIP REAL ESTATE UPDATE

2016 Overall

Neptune Township saw 334 homes sell in 2016, as compared to 275 in 2015.  The average sales price of a single family home was $310,290 up 3% over the previous year’s average sales price of $301,290.  The average days on markets was down to just over two months at 69 days, a 19% decrease over the previous year when it was 86 days.

First Half 2016

The average sales price for a single family home in Neptune, NJ for the 1st half of 2016 was $248,380 which represented a 3% increase in sales price over the first half of 2015, when the average sales price was $241,980.  A total of 129 homes were sold in the first half of 2016 verses 92 sold in 2015.  Days on market remained virtually the same from 89 to 83 in 2016. Homes were selling on average for 5% less than list price.

SPRING LAKE REAL ESTATE UPDATE

2016 Overall

The average sales price for a single family home in Spring Lake, NJ in 2016 was $1,939,250, down 4% from the previous year’s average of $2,024,989.  A total of 66 homes sold during the year, resulting in a 5% decrease in unit sales as compared to 2015.  Average days on the market remained flat year to year at 101.  Overall, homes in Spring Lake were selling for 6% less than listing price.

First Half 2016

The average sales price for a single family home in Spring Lake, NJ for the 1st half of 2016 was $2,191,737 which represented a 6% increase in sales price over the first half of 2015, when the average sales price was $2,063,589.  A total of 40 homes were sold in the first half of 2016 verses 36 sold in 2015.  Days on market remained relatively the same from 93 to 100 in 2016. Homes were selling on average for 4% less than list price.

SPRING LAKE HEIGHTS REAL ESTATE UPDATE 

2016 Overall

The average sales price of a single family home in Spring Lake Heights in 2016 was $474,348, which represented a 2% decrease when compared to 2015.  In 2016 33 single family homes were sold, down from 43 in 2015.  The average days on the market decreased from 80 in 2015 to 76 in 2016.  On average, homes were selling for 3% less than list price.

First Half 2016

The average sales price for a single family home in Spring Lake Heights, NJ for the 1st half of 2016 was $411,007 which represented a 17% decrease in sales price over the first half of 2015, when the average sales price was $493,767.  A total of 14 homes were sold in the first half of 2016 verses 17 sold in 2015.  Days on market remained the same at 93 for both 2015 & 2016. Homes were selling on average for 4% less than list price.

SEA GIRT REAL ESTATE UPDATE

2016 Overall

In 2016, a total of 47 single family homes were sold in Sea Girt with an average sales price of $1,830,207.  In 2015, 48 homes were sold with a similar average sales price of $1,794,971.  The average days on the market increased 40% in 2016 from 77 days to 108 days.  On average, homes sold for 7% less than list price.

First Half 2016

The average sales price for a single family home in Sea Girt, NJ for the 1st half of 2016 was $1,815,944 which represented a 1% decrease in sales price over the first half of 2015, when the average sales price was $1,842,616.  A total of 18 homes were sold in the first half of 2016 verses 19 sold in 2015.  Days on the market increased slightly from 81 to 103 in 2016. Homes were selling on average for 7% less than list price.

MANASQUAN REAL ESTATE UPDATE

2016 Overall

In 2016, 81 single family homes were sold in Manasquan as compared to 79 in 2015.  The average sales price decreased 16% in 2016 to $616,344. Homes were selling at 4% less than list price.  And, average days on the market decreased from 95 days to 84.

First Half 2016

The average sales price for a single family home in Manasquan, NJ for the first half of 2016 was $638,202, representing a 4% decrease in sales price over the first half of 2015, when the average sales price was $664,881.  A total of 31 homes were sold in the first half of 2016 verses 33 sold in 2015.  There was an increase in days on market from 85 to 115 in 2016. Homes were selling on average for 4% less than list price.

BRIELLE REAL ESTATE UPDATE

2016 Overall

The number of single family homes sold in Brielle showed a 52% increase in 2016 with 67 homes selling, compared to 44 in 2015.  The average sales price for a single family home in 2016 was $740,311, a decrease of 9% over 2015.  Days on market decreased from 112 days to 86 days.  And, homes were selling in 2016 for 4% of list price.

First Half 2016

The average sales price for a single family home in Brielle, NJ for the first half of 2016 was $715,701, representing a 17% decrease in sales price over the first half of 2015, when the average sales price was $867,117.  A total of 28 homes were sold in the first half of 2016 verses 17 sold in 2015.  Days on market decreased from 154 to 111 in 2016. Homes were selling on average for 7% less than list price.

PT. PLEASANT BEACH REAL ESTATE UPDATE

2016 Overall

There were 80 single family homes sold in Pt. Pleasant Beach in 2016, as compared to 65 the previous year.  The average sales price of a single family home increased 2% to $569,156 from $560,516.  Homes were selling for just 5% less than list price.  And, the average days on the market decreased from 103 in 2015 to 88 in 2016.

First Half 2016

The average sales price for a single family home in Point Pleasant Beach, NJ for the 1st half of 2016 was $576,398, representing a 8% decrease in sales price over the first half of 2015, when the average sales price was $624,583.  A total of 50 homes were sold in the first half of 2016 verses 21 sold in 2015.  Days on market decreased from 125 to 80 in 2016. Homes were selling on average for 5% less than list price.
