New Jersey’s Monmouth Mall of Eatontown has been closed and under construction for over a year at this point. In its place will emerge Monmouth Square, a commercial center with a pool and gym for residents, as well as a central green area open to the public. The main part of the square will feature luxury apartments, restaurants, and shops.
New Stores
Five stores have signed leases confirming their arrival to the new and improved Monmouth Square, as announced by mall owner and developer Kushner Cos: STRONG Pilates, Prince Street Pizza, Van Leeuwen Ice Cream, Offshore Coffee, and Cava.
In 2026, a Whole Foods Market will move in to replace the space that was once Barnes & Noble inside the mall. But not to worry, bookworms, Barnes & Noble has moved to 180 Rt. 35, next to the Macy’s that plans to stay open at Monmouth Square.
The Plan
Kushner plans to restore Monmouth Mall’s open-air roots from the 1960s. To achieve this, the square will have walking paths and shops built around a large center green, with an outdoor pool and fitness center in the middle. At the same time, Kushner will reduce the site’s retail footprint by 40 percent.
The estimated rental prices will likely be $2,000-$3,000 for one- and two-bedroom apartments. According to an ROI NJ report, Monmouth Square is already 75 percent pre-leased.
Here to Stay
Besides Macy’s, Boscov’s and the AMC movie theater plan to stay open. The Anne Vogel Family Care and Wellness Center will be an anchor of the new Monmouth Square. Next to Boscov’s, it is a two-story medical building owned by RWJBarnabas Health and intended for women, moms, and children.
