The real estate market at the Jersey Shore has started off fabulously for the beginning of 2018! Below are stats for single family homes in the towns by the shore.
Asbury Park – So far 27 single family homes have been sold in Asbury Park, for an average price of $300,244, a 15% decrease from last year at the same time. Homes are also selling a little slower than last year, staying on the market for 53 days on average, and selling for 6% of the listing price.
Avon-by-the-Sea – In the first quarter of 2018, 6 single family homes have been sold, for an average price of $1,880,333, a whopping 110% increase from last year’s first quarter. The homes sold for 91% of the listing price, and the average days on market was 113 days.
Bradley Beach – In the first quarter of 2018, 7 single family homes were sold, with an average price of $644,985, a 3% increase from the first quarter last year. The homes generally sold for 1% over asking price, and were on the market for an average of 33 days.
Belmar – Twelve single family homes have been sold through the first quarter of 2018 in Belmar. The average sales price increased by 10% to $773,279, and sold for 4% less than listing price. The homes stayed on the market for an average of 94 days, similar to the previous year.
Brielle – The most recent data for 2018 shows that 12 single family homes were sold in Brielle this year, for an average price of $720,100. The homes sold for 93% of the listing price, and the average days on the market was 73 days, a significant drop from last year.
Lake Como – Through the first quarter of 2018, only 3 single family homes were sold in Lake Como, selling for an average price of $422,404, increasing by 6% since last year, and selling for 3% less than the listing price. The homes stayed on the market for an average of 58 days.
Manasquan – During the first quarter of 2018, 22 single family homes were sold in Manasquan, a 15% increase from last year, and sold for an average sales price of $749,654. The homes sold for 5% less than the listing price, and stayed on the market for an average of 77 days.
Neptune City – The most recent data for 2018 has shown that 9 single family homes have been sold in Neptune City this year, only one more than last year’s first quarter. The average sales price was $222,711, selling for 4% less than the listing price. The average amount of time the homes spent on the market was 51 days.
Neptune Township – There were 61 single family homes sold in Neptune Township in the first quarter of 2018, a 27% decrease in the amount of homes from last year. The average sales price was $296,321, and the average days on market was 58 days. The homes generally sold for 92% of the listing price.
Ocean Grove – In the first quarter of 2018, only 5 homes were sold in Ocean Grove, for an average price of $480,996, a 7% increase from last year. The homes stayed on the market for an average of 30 days, and sold for 4% less than listing price.
Point Pleasant Beach – In the first quarter of 2018, 15 single family homes were sold in Point Pleasant Beach, a 75% decrease in the amount of homes from last year’s first quarter. The average sales price of a home was $480,966, and the homes sold for 95% of the listing price, and stayed on the market for an average of 87 days.
Sea Girt – There were 12 single family homes sold in Sea Girt in the first quarter of 2018, for an average price of $1,790,916. This is a 16% increase from last year. On averages, homes sold for less than 2% of the asking price, and stayed on the market for 44 days.
Spring Lake Heights – The first quarter of 2018 showed an average sales price for single family homes to be $601,208, which is a 30% increase in sales price. 12 homes were sold through the first quarter, staying on the market for 70 days, and selling for 2% less than the listing price.
Spring Lake – So far, 18 single family homes have been sold in Spring Lake this year, for an average sales price of $2,749,666, increasing by 32% since last year. The homes sold for 94% of the listing price, and stayed on the market for an average of 81 days.
Wall – In the first quarter of 2018, 63 single family homes were sold in Wall, for an average sales price of $502,444, decreasing by 8% since last year. The homes stayed on the market for an average of 63 days, and sold for 6% less than the listing price.
