There are pros and cons to buying in New Jersey during the summer months, but if buyers move strategically analysts say it may be the best time to buy.
Pros
In 2024, the number of single-family homes for sale in the state was the highest in summer compared to any other season. This meant that there were many options available for all different kinds of buyers. There are also many events in the summer for home-buyers to enjoy. From fairs to simple beach days there are many things to do in New Jersey during the summer. The good weather makes it more appealing to spend a day house hunting.
Cons
With more houses going up for sale during the summertime, it also means that there is increased competition amongst buyers. This means that buyers have to act quickly, as desirable properties tend to have multiple offers within days of being on the market. Due to the high-demand, there may also be a price increase in some homes. The potential for bidding wars is much higher as well.
There are a few strategies to make summer buying easier. According to FNBO, one should:
- Make sure that this is the right time to buy for you
- Set a budget and stick to it
- Stay flexible on closing dates and small fixes that the home may need
- Get pre-approved for a mortgage in order to streamline the process
The best time to buy is not entirely based on the season, it is also based on the individual. Personal circumstances, financial readiness, and one’s lifestyle are also important factors to weigh when buying a home.
