2017 Real Estate Market Update

It has been a fabulous year for Real Estate at The Jersey Shore in 2017. Please see summaries by town, as compared to prior year. If you have any questions, or would like a market summary of a town not on the list, or if you are thinking of selling your home,  please call 732 361 0800.  Thank you.
Allenhurst – In Allenhurst, 6 single family homes were sold in 2017, for an average price of $2,054,166, more than double the price from last year. The average days on market dropped from 118 to 90 days, and houses sold for 91% of the list price.
Asbury Park – In 2017, 98 single family homes were sold in Asbury Park, as compared with 82 in 2016. The average sales price went up from $278,915 to $386,648, and sold for less than 2% of the listing price. The average days on market was 34 days, way down from 79 last year.
Avon-by-the-Sea – For 2017, there were 26 single family homes sold in Avon-by-the-Sea as compared to 30 last year. The average sale price decreased very slightly to $1,102,615. The average days on market dropped from 120 days to 82 days, and the homes sold for 94% of the listing price.
Belmar – In Belmar this year, 64 homes were sold, 11 more than last year. The average sales price dropped 6% to $705,464, selling for 93% of the listing price. The average days on the market went up to 121 days, more than last year’s average of 91.
Bradley Beach – In 2017, 38 single family homes were sold, down from 42 in 2016 and 57 in 2015. The average sales price was $645,500, almost $100,000 more than last year. The average days on the market stayed relatively the same, being at 66, and homes sold for 5% less than list price.
Brielle – In 2017, 66 single family homes were sold in Brielle, for an average price of $704,511, a 5% decrease from last year. The homes sold for 5% less than listing price, and stayed on the market for an average of 76 days, decreasing from 86 in 2016 and 112 in 2015.
Lake Como – The average sales price of a single family home in Lake Como this year was $432,250, a 22% increase form last year. There were 36 homes sold all year, relatively the same as 2016, and they stayed on the market for an average of 54 days, selling for less than 3% of the listing price.
Manasquan In Manasquan there were 96 homes sold in 2017, for an average price of $726,233. This was an 18% increase from last year. The homes generally stayed on market for 76 days, more than last year’s 60 days, and sold for less than 5% of the listing price.
Neptune City – The average price of a single family home in Neptune City in 2017 was $260,674, just 2% more than last year. There were 58 homes sold, 8 more than last year. The average days on the market went slightly down to 50 days, and the home sold for less than 3% of the listing price.
Neptune Township – There were 394 single family homes sold in Neptune Township in 2017, a 17% increase from last year. The average sales price of the homes was $319,777, increasing by 3%, the same way that last year also saw an increase of 3%. The average days on the market went down to 56 days, and the homes sold for 97% of the listing price.
Ocean Grove – In 2017, there were 64 single family homes sold in Ocean Grove, a slight increase from last year. The average sales price was $593,548, an 11% increase compared to last year, selling for less than 4% of the list price. The homes stayed on the market for an average of 57 days.
Point Pleasant Beach – There were 84 single family homes sold in Point Pleasant Beach in 2017, only 4 more than last year. The homes sold for an average of $619,490, increasing by 8% more then last year. Homes sold for 5% less than the listing price. The average days on the market decreased from 88 to 76.
Sea Girt – There were 48 single family homes sold in Sea Girt in 2017, with the average sales price being $1,928,777. This is a 5% increase from 2016. the average days on the market decreased from 108 to 94 days. On average, homes sold for 92% of the list price.
Spring Lake – Throughout 2017, 70 single family homes were sold in Spring Lake. The average sales price of a home was $2,188,525, which is a 13% increase from last year. The average days on the market fell from 101 to 88 days. The homes also generally sold for 5% less than listing price.
Spring Lake Heights – Data for 2017 has shown that 39 single family homes were sold in Spring Lake Heights, a handful more than 2016. The average sales price of a home was $493,578, increasing about 4% more than last year. The homes sold for less than 3% of the listing price, and the average days on the market dropped from  76 to 59 days.
Wall – The amount of homes sold in Wall increased by 8% in 2017, having 343 homes sold. The average price of a home was $533,119, which is a 9% increase from last year. Homes still sold for 4% less than listing price, and the average days on the market dropped to 66 days.
