While 2020 wrecked havoc on the world with the Covid Pandemic, it created a flurry of home buyer activity in our New Jersey Shore towns. 2020 was seen as one of the best real estate markets at the Jersey Shore. The desire to leave the confines of the cities in search of the beach, coupled with the record low mortgage rates spurred the great surge in demand for Beach houses. AVON-BY-THE-SEA 2020 Real Estate Market

In 2020, 28 single family homes were sold, which was an increase from 20 homes in 2019. The total sales volume for sold single family homes in Avon  increased by 27% in 2020.  The average sales price was $1,458,884, a decrease of 9% from 2019. The homes were on the market an average of 54 days and sold for 96% of the listing price.

ASBURY PARK 2020 Real Estate Market

In 2020, 79 single family homes were sold, for an average sales price of $581,489 which represents an increase of 36% over 2019. The homes were on the market an average of 39 days and sold for 97% of the listing price. Total sales volume in Asbury Park was up 42% percent over 2019.

ALLENHURST 2020 Real Estate Market

In 2020, 7 single family homes were sold, for an average of $2,441,428, a decrease of 8% from 2019. The homes were on the market an average of 73 days and sold for 10% less than the listing price.

BELMAR 2020 Real Estate Market

In 2020, 90 single family homes were sold, for an average sales price of $835,941, a 17% increase from 2019. The homes sold for 95% of the listing price and were on the market an average of 53 days.  As a result, the total sales volume of single family homes increased 82% in 2020 over 2019!

BRADLEY BEACH 2020 Real Estate Market

In 2020, 60 single family homes sold which was an increase over 2019.  The average sales price was $757,575.  The homes were on the market for 60 days and sold for 96% of the listing price. The average sales price for single family homes sold in 2020 was at about the same average of 2019 prices.

BRIELLE 2020 Real Estate Market 

In 2020, 67 single family homes were sold, up 1 from 2019. The average home price was $814,724 which was about $100,000 above the sales price in 2019, which is an increase of 13 %. The homes were on the market an average of 54 days and sold for 96% of the listing price.

FAIR HAVEN

In 2020, 123 single family homes sold at an average price of $1,170,138 which is 22% higher than sold home prices in 2019. The homes were on the market an average of 54 days and sold for an impressive 97% of the listing price.

LAKE COMO 2020 Real Estate Market 

In 2020, 24 single family homes sold at an average price of $543,937 which is 22% higher than sold home prices in 2019. The homes were on the market an average of 53 days and sold for an impressive 99% of the listing price.

LOCH ARBOR 2020 Real Estate Market

In 2020, 1 single family home sold at a price of $985,000 which is 14% lower than sold home prices in 2019.  The home was on the market for 77 days and sold for 98% of the listing price.

LITTLE SILVER

In 2020, 125 single family homes sold at an average price of $895,640 which is 10% higher than sold home prices in 2019. The homes were on the market an, average of 43 days and sold for an impressive 97% of the listing price.

MANASQUAN 2020 Real Estate Market

In 2020, 107 single family homes were sold, 16% more than in 2019, at an average sales price of $940,705.  The homes were on the market an average of 52 days and sold for 98% of the listing price. As a result, total single family sales volume increased 30% over 2019.

NEPTUNE CITY 2020 Real Estate Market 

In 2020, 49 single family homes were sold, and the average sales price was $335,916, 15% more than in 2019. The homes were on the market an average of 35 days and sold for a staggering 97% of the listing price.

NEPTUNE TOWNSHIP 2020 Real Estate Market 

In 2020, 347 single family homes were sold, and the average sales price increased to $405,721 which is 13% more than in 2019. The homes were on the market an average of 41 days and sold for an incredible 98% of the listing price.

OCEAN GROVE 2020 Real Estate Market 

In 2020, 82 single family homes were sold, at an average sales price of $607,213 a 6% decrease from 2019.  The total volume increase of homes sold in Ocean Grove for 2020 was 40% higher than in 2019. The homes were on the market an average of 46 days and sold at an impressive 97% of the listing price.

OCEANPORT

In 2020, 108 single family homes were sold, at an average sales price of $770,303 a 22% increase from 2019.  The total volume increase of homes sold in Oceanport for 2020 was 78% higher than in 2019. The homes were on the market an average of 46 days and sold at an impressive 96% of the listing price.

POINT PLEASANT BEACH 2020 Real Estate Market 

In 2020, 103 single family homes sold, an increase of 34 homes sold. The average sales price of $705,308 was up 4% from last year. The homes were on the market an average of 68 days and sold for 96% of the listing price. The total sales volume increase in 2020 was 55%.

RUMSON

In 2020, 183 single family homes sold, an increase of 68 homes sold. The average sales price of $1,5922,222 was up 3% from last year. The homes were on the market an average of 58 days and sold for 96% of the listing price. The total volume increase in 2020 was 64%.

 SEA GIRT 2020 Real Estate Market 

In 2020, 54 single family homes sold for an average sales price of $2,256,281, a decrease of 2% from 2019. The homes were on the market an average of 77 days and sold for 92% of the listing price.

SPRING LAKE 2020 Real Estate Market 

In 2020, 88 single family homes sold for an average price of $2,844,473, an increase in sales price of 9% over 2019. The homes were on the market an average of 90 days and sold for 93% of the listing price.  The total sales volume of single family homes sold in Spring Lake in 2020 was $250,313,653 which was an increase of 91% over 2019.  In 2019 the total Sales Volume for single family homes in Spring Lake was $130,899,248.

Spring Lake Heights 2020 Real Estate Market 

50 single family homes were sold in 2020 for an average sales price of $665,264 which is 19% higher than 2019. The average days on the market was 65 and homes sold for 98% of the listing price.

 WALL 2020 Real Estate Market

In 2020 208 single family homes were sold for an average sales price of $616,511 up 17% from 2019. The homes were on the market an average of 55 days and sold for 97% of the listing price.
